The purpose of the pre-work inventory is to identify the situation of the property before the work begins.
Depending on the nature of the work, the expert's report will take the following points into account :
- examination of the property, both inside and out;
- examination of ceilings, walls, plinths and floors;
- checking the proper functioning of doors and windows;
- the precise description of the cracks;
- checking that the elements are properly fixed;
The entry inventory is mandatory with the rental lease contract. It is drawn up in detail and at joint costs (between the lessee and the lessor). It allows the condition of the property to be drawn up in detail, thus establishing an objective report for any possible future contestation.
This inventory is, like the lease, subject to the formality of registration with the SPF Finance within two months of signing the lease.
The exit inventory is carried out in complete independence and with a constant concern to reconcile points of view.
The exit inventory carried out in accordance with legal dispositions allows you to see the condition of the property at the end of the contract.
It makes it possible to list and then quantify any possible damage attributable to the lessee following occupation of the property or those relating to normal wear and tear.
The exit inventory is necessary to fairly resolve issues related to the return of the rental security deposit.
At the end of the construction work on the property, provisional acceptance represents acceptance with or without reservation of the construction site.
It is generally done in the presence of the architect, the developer, the general contractor and the buyer. The latter can be accompanied by his real estate expert in order to defend his interests
A report of acceptance, listing the apparent defects, is drawn up and signed by the parties. It consists of monitoring compliance with the specifications and the proper completion of the works.
Our visit allows you to identify all possible damage and poor workmanship caused during the works and to discuss with the contractor in order to reach an agreement. Each remark, request for revision or correction on construction site is then notified in a provisional acceptance report, produced in complete and detailed manner.
A period of one year is expected between provisional acceptance and final acceptance.
